How does your home buying process work?

We first start by evaluating your needs, such as a specific closing date, a specific price, special cleaning or trash removal needs, or any other options you may present. We then evaluate the condition of the property, it's layout, and it's surrounding market area. Finally we construct a no obligation cash offer that best meets your needs.

How fast can you close on my house?

We can typically close on your house in as little as 3 days. This time frame can often vary due to title company requirements and your ability to move.

How much can you pay for my house?

After researching local comparable homes, your property's condition and layout, and other market specific criteria we formulate an offer that is typically in the range of 60% - 85% of full market value. Keep in mind this range is based upon averages and may vary due to current market conditions, varying degrees of needed repairs, and specific features/amenities of your home.

What if we don't want to clean or remove everything?

That would be quite alright. We don't require that you clean, repair, or remove anything that you do not want to keep. We also could help you pack or move those things that you do want to keep.

What happens if I accept your offer?

If you decide that our offer meets your needs we proceed to sign a simple, one page contract that outlines our agreed terms. We will then give a copy of the contract to the title company so that they may begin the title work. Finally, we will meet at the title company to close on the date that you specified, that easy.

When would I get my money?

On the date of closing you will receive a check for your net proceeds.

What if I have a lien/judgement against me or the house?

If you are aware of any liens and/or judgements against you simply let us know. We can easily add any items that would require being paid into our offer. Often times people do not even realize that a lien has been placed on them or their home. If this may be the case, our title company will discover any such liens and we will find the best possible solution to work through it.

Can you pay my current property tax or back taxes?

Yes. The current pro-rated taxes for the calendar year or any back taxes that you may owe can be paid by us, at closing. We will be able to discuss any further tax issues before a contract is signed.
